When you're living in an apartment, one of the biggest hassles is the annual or 6-month inspection. Once or twice every year, a property manager wants to walk through your house. You are renting the apartment and during that time, it's your home. Your personal, private space. Does your property manager really need to walk through and look at your stuff?

The primary purpose for annual and 6-month property inspections is to make sure the apartment is in good repair. It's not about scuffs or tidiness. Your property manager is fulfilling their duty to maintain your standard of living and the livability of your apartment.

Did you know that property managers and building owners are legally required to maintain a certain quality in every apartment rented? The inspection allows them to catch problems early, before they break and make your apartment unlivable. This includes the power, plumbing, AC, and water heater. It includes checking to see if your windows are leaking or if your drains are working properly.

A yearly or 6-month inspection allows your property manager to schedule any necessary maintenance and ensure your safety as a resident.

Lease Compliance

The inspection is also there to protect the building, other residents in the building, and the terms of your lease. Lease terms are usually put together to ensure that apartment residents don't bother each other or cause permanent damage to the property.

For example, no one should be lighting fires indoors, other than in working fireplaces. No one should be hacking into the walls or the floor, or brewing unknown substances in their bathtubs. Uncared pets, dangerous mold growth, and unleased roommates all pose a potential threat both to the property value and the safety of others.

Preparing for Your Apartment Inspection

Especially if your lifestyle aligns comfortably with the terms of your lease, as most do. Here are a few simple steps you can take to feel more confident and make your inspection go by quickly.

Read Your Lease

Browse a copy of your apartment lease. Most lease terms are quite reasonable, including terms like registering any pets you might have. There may be a term or two about proper home maintenance, like changing the AC filter. This is your chance to make sure you're all set up before the inspection.

Clean and Tidy

Your apartment doesn't have to be clean for an inspection, but it helps. If you've been unwell, your property manager will understand a little bit of mess. but a clear floor and organized space will make walking around and inspecting the utilities faster and easier.

If you feel compelled to clean, remember that broom-clean and lightly wiped-down surfaces are all your property manager can reasonably expect.

Create Access to the Breaker Box

Make sure there is a clear path to certain utility features. These include the breaker box, AC cabinet, water heater, and the pipes below each sink. The biggest challenge is usually making sure there's clear access to the breaker box, which is often tucked into a closet or pantry.

Consider Repairs You Might Need

If there are little problems with the apartment that haven't been worth reporting them, note them now. Does the faucet drip? Does the toilet run too much? Window rattles? During the inspection is the best time to ask for all of them to be fixed without the rigmarole of filing individual repair requests.

Coordinate an Inspection Time

Lastly, coordinate with your apartment property manager for a good inspection time. They will likely give you a window, and you can choose a time when you are home and able to host a 10- to 30-minute visit.
